Belfast is Northern Ireland's capital city and a property market defined by variety, regeneration, and growing confidence. The city's transport network is excellent. Belfast Grand Central Station connects rail services across Northern Ireland and the cross-border Enterprise service to Dublin. The Glider bus rapid transit links east and west Belfast, and Metro buses serve 12 corridors across the city. George Best Belfast City Airport is just 3 miles from the centre, with Belfast International Airport 13 miles to the north-west.

Belfast's cultural scene is a significant draw. Titanic Belfast, the Cathedral Quarter, St George's Market, the MAC, the Ulster Museum, and Botanic Gardens all contribute to a city that feels increasingly vibrant and cosmopolitan. Shopping options range from the landmark Victoria Square to CastleCourt, Forestside in south Belfast, and the Boucher Road retail parks. Two universities, Queen's (Russell Group, top 200 worldwide) and Ulster University's new Belfast campus in the Cathedral Quarter, bring energy and a strong rental market.

The property landscape is rich and varied. Victorian and Edwardian terraces line the streets of the Antrim Road, Stranmillis, and the Ormeau Road. Substantial period detached homes can be found along the Malone Road and in Bellevue. New apartment developments in the Titanic Quarter and city centre cater to a growing demand for urban living. Belfast's average property price reached approximately £216,000 in early 2025, with the city targeting an additional 31,600 new homes by 2035.
