How to Prepare Your Home for Sale: 12 Things That Actually Matter

The things that actually make a difference

When you are getting ready to sell, it is easy to overthink things. You do not need to renovate the entire house. But there are specific, practical steps that genuinely affect how buyers see your property, how good the photos look, and ultimately what price you achieve.

Here are 12 things worth doing before your property goes on the market.

1. Declutter properly

This is the single most impactful thing you can do, and it costs nothing. Go room by room. Clear worktops, thin out bookshelves, tidy shoe racks, and deal with the pile of things on the spare room chair. The goal is to make every room feel bigger and calmer.

If you have too much furniture for a room, consider putting some into storage. Buyers need to be able to picture their own life in the space.

2. Fix the small repairs you have been ignoring

That dripping tap, the cracked tile in the bathroom, the door handle that comes off in your hand. You have lived with them for years, but a buyer sees a property that has not been looked after. Spend a weekend fixing the small things. It makes a bigger difference than you might expect.

3. Clean the windows inside and out

Dirty windows make rooms look darker. Clean glass lets in more light, and light is one of the things buyers respond to most. If you have PVC frames that have gone grey, a wipe down with a specialist cleaner can bring them back.

4. Sort the front garden and entrance

This is the first thing buyers see, both in photos and in person. Mow the lawn, trim hedges, weed the path, and clean the front door. If your door looks tired, a fresh coat of paint in a smart colour makes a real difference. Clear away bins, recycling boxes, and anything else that clutters the entrance.

5. Paint in neutral colours

If you have bold feature walls or rooms painted in very personal colours, a coat of neutral paint (warm white, light grey, soft greige) helps buyers focus on the space rather than the decor. You do not need to repaint the entire house. Focus on the rooms that need it most.

6. Make the hallway count

The hallway sets the tone for the whole viewing. Clear coats off the banister, tidy the shoe rack, and make sure it smells clean (not of air freshener, just clean). If the hallway is dark, check bulbs and consider a lighter paint colour or a mirror to bounce light around.

7. Deep clean the kitchen and bathrooms

These are the rooms buyers look at most critically. Scrub tile grout, descale taps, clean the oven, and make sure the extractor fan is not caked in dust. Replace any cracked sealant around baths and showers. In the kitchen, clear worktops to a minimum; the more visible worktop space, the bigger the kitchen feels.

8. Depersonalise for photos

Family photos on every surface, fridge magnets, children's artwork on the walls. These are all part of your life in the home, but they make it harder for buyers to see themselves living there. Before the photographer comes, strip things back. You can put them up again between viewings if you like.

9. Fix squeaky doors and stiff locks

A stiff front door or a squeaky hinge might seem trivial, but it creates a negative impression during a viewing. A can of WD-40 and ten minutes of your time sorts most of these issues.

10. Sort the parking

If you have a driveway, make sure it is clear and presentable. If parking is on-street, make sure buyers know where to park when they come for a viewing. Nothing starts a viewing worse than driving around the block three times looking for a space.

11. Have your energy certificate ready

You need a valid Energy Performance Certificate (EPC) before your property can be marketed. If you do not already have one, your estate agent can arrange this for you. It is a legal requirement and typically costs around £50 to £80.

12. Get a proper valuation

Online valuations give you a rough idea, but they are unreliable in Northern Ireland because the market is smaller and more localised than in England. An agent who knows your area will give you a much more accurate figure based on what similar properties have actually sold for recently.
